It is my understanding that passive losses/depreciation from "any year" can be carried forward (On I believe form 8582) to then offset passive income whether it be capitol gains OR depreciation recapture.

I would send an email saying they need to return the call as you have been trying to contact them and would like to discuss the asset. 4 weeks to rent is not a long time (unless you carried only 5% vacancy in your proforma).

I'm talking more specifically what you drive around tenants/prospects and especially want to hear from those that drive nice cars to "work".And I agree I should be able to roll up in a gold plated diamond encrusted Lamborghini and it have no effect on weather or not a tenant does or should pay the rent, but some people may not look at it that way.
