I recommend joining a local Real Estate Investment Club and look to find someone that would be willing to teach you the ropes, do a joint venture etc. and read books that you can pick up at the local book store.

Finally, you can cut expansion joints into the entire patio in a pattern that makes sense - grid, quadrants, whatever - and bust out the section(s) that are damaged and just repour those sections.

I would also talk to a 1031 profesional on transfering the asset becasue you currently have it as a "personal residence" the taxes may not be as bad as you think, and/or if you are a joint filier you have additional benefits to the profit of that saleAnyways, Im not sure this will help, but based on the information, these should be a few questions you may want to ask or look further into.
