I don't have any realtor friends who can help me put together a super accurate arv, so i checked redfin, reatlor.com, and zillow and they all estimate the houses to be right around her asking prices.  

I studied civil/construction engineering in college and I work for a global Arch/Eng. and I've learned to become borderline obsessive when pricing and putting estimates together. 3+ days and I'm still carefully gathering cost information.  

But really, if we knew how to forecast this stuff accurately we'd be millionaires on Wall Street.
