I spent hours last year trying to find if the MH is officially one or two bedroom, both for advertising it and for setting any limit on the number of occupants. 

Who knew the public markets would soar with double digit+ returns for the last 20-25 years! 

Hard money is really the last resort of financing, hence why it's the most expensive.

Early last year they were coming back incredible with pricing but the last 4 or so months have been okayish.

Looking for a little help, I have purchased several properties from wholesalers, done over 20 personal deals, and work at a wholesale brokerage in AZ where I have acquired and sold almost 100 transactions in the last few years, so I understand what a non refundable deposit means but this situation is very different than what the wholesaler presented. 

I then transitioned to non-owner-occupied bank financed deals and then onto BRRRR deals using private lender financing which allowed me to scale up much faster over the last 5 years.
