@Davney Lee - prices are at near all time highs here in New Jersey (think 2005-2006) because of the low inventory (under 3 months when normal is 6-7) combined with low interest rates (2.75-3% for owner occupants with as little as 5% down for conventional).If you want ALL the money OR don’t care for New Jersey anymore and think you’ll probably move elsewhere soon and PM fees will take a big bite out of your returns, then please use this opportunity to sell at top dollar.

I just close on 2 family property  in Central New Jersey with FHA but have no cash flow as the Tanant's already pay low rent till the lease expires but anticipate to get it lit up and cash flowing.
