Wholesaling in New Jersey
I am a Real Estate Investor in NJ and yes there are many so called whole salers out there. A true wholesaler will work and find you your properties that match your criteria, they will also know how to budget for a renovation , etc. I have over 30 years experience and see a lot of wholesalers that just throw numbers out there. My Finance partners know I give them true numbers that match what they are looking for and what their ROI wants to be.
I give them comps in the area, I give them ARV, I show them a break down on what repairs I believe should be done for that specific property, They love it, especially knowing I was in the successful contractor for years and still hold a NJ State Electrical, HVAC license and have built homes also. This is a true wholesaler otherwise all they are is a unlicensed real estate agent under the radar that is looking for a quick buck without the creditability. Would love to talk to agents in NJ about this, always willing to find out new information
