So my wife and I own two businesses a private pre-school and then the landlord gig. 

.- area with decent schools- something affordable (around or less than $200k)- a 3+ bedroom 2+ bathroom single family home- a B- or better area (first time property manager here)- something with healthy cash flow AFTER I move out of the house hackI hope to finance with an owner-occupied loan, so I can use the bulk of my capital to possibly force some equity into the home.

Right now, you've listed at least 4 options: high paying job, real estate investor, military, or community college (trade school). 

I only invest near hospitals, school, entertainment districts or new modes of transportation.

This crisis is going to force a shift in the world which we are already seeing with companies and schools rolling out tele-commuting, video conferencing, and remote learning activities. 

Got good schools and locations though.

This has been making it difficult to find a good deal especially since I just graduated last year.

Back to before, when I say I'm studying I don't necessarily mean schooling, but more so reading and listening to the BiggerPockets real estate podcast, aswell as googling questions I have about the many different aspects of REI.
