Just Starting Out - 1st Time House Hacker To Be

Hello everyone.

In the coming months, I'll hopefully be moving to the DFW area to start my REI career with a house hack in the area that makes the most sense. I haven't read too much on the local neighborhoods around DFW, but it appears to me that homes are much more affordable on the Western side of the metro. I work remotely so location is very flexible to me.

The criteria I'm working with is...

  • - area with decent schools
  • - something affordable (around or less than $200k)
  • - a 3+ bedroom 2+ bathroom single family home
  • - a B- or better area (first time property manager here)
  • - something with healthy cash flow AFTER I move out of the house hack

I hope to finance with an owner-occupied loan, so I can use the bulk of my capital to possibly force some equity into the home. I'm not looking for a major rehab due to capital constraints, but some sweat equity couldn't hurt. I figure the experience would be valuable as well.

If anyone has any experience doing this sort of thing in the DFW area, please reach out! Also, if you have any thoughts on the strategy, please share! I'm looking for advice anywhere I can find it.

I hope to be active in the area for the long-term, so I would like to build my network as fast as I can. I could use recommendations on lenders, real estate agents, and contractors if you've got them.
