I don't know your area, but from a quick macro glance I've noticed a couple concerning topics.

I noticed the land was on a hillside so I hiked up and saw there was a potential view.

While I'm sure this will vary from appraiser to appraiser, I've noticed in my markets that appraisers seem to be more willing to use older comps before they'll extend the radius of their search.I've been in your position before (numerous times) and here's the approach we took (sometimes it worked and sometimes it didn't - just depended on that specific appraiser):If you had multiple offers on the property, make sure the appraiser is made aware. 

I gave them a 14 day notice to pay or vacate.

With our escrow coming up quick, we gave the property management 30 days notice that we would like to vacate our current unit and will be living in the Duplex by June 16th.

With each interview, you notice the differences in PM as in Baltimore, their experience, skillset, etc. differ vastly.Property #1 & #2 i'm using one PM, but to gain experience and to better compare, I'm using a different PM for Property #3.

I gave the person time to move, but also told them I would post a notice on the door so that if they did not follow through with what we discussed that I could immediately take action to evict.
