Conventional loan How did you add value to the deal?

Make sure you know what it's like to be an Agent before you spend thousands of dollars on MLS fees etc.. 

I see you're also here in Miami.

I used to buy properties there from 2012 to 2015.

I’ve been having trouble trying to find any.

As I wrote in my first reply here, I'd never invest there in an STR.

--> Then after 5 years of one property, sell it... either to the renter or on the market, --> Then, do TWO more properties, and add another $5K to SWAN account to pay for expenses related to the two properties acquired.
