Why am I interested in deal evaluations and making offers?

Hi. My name is Neil and I have  recently  worked with my  first  client in setting  up  a  real estate business and in order to get started, I am interested in deal evaluations and making offers as a wholesaler and with creative deals in the Los Angeles area. It's a great opportunity to be here and one thing that brought me to this community is the idea that we will not swindle grandma but we want everyone to benefit from our deal. One question. Can anyone give me one advice or one mistake to avoid as  I look towards getting started? Thank you
