As in my case, working as a full service Property Manager, I'd imagine that would instill more confidence that a building will be taken care of, units will be leased, preventative maintenance will be done, etc.

I did get an inspection and there is a plumbing issue that the city needs to take care of.  

Be careful, that 100 hour test includes language along the lines of "100 hours AND more then anyone else".

Investors care about the numbers first before anything else.

I'm sure you'll have other expenses, too: taxes, insurance, utilities, lawn care, snow removal, etc., etc., etc.You can deduct all those expenses off the income, too.

Else the tendency to not care and not treat the arrangement with respect, may arise.  

I read somewhere that this was not legal in Texas.
