It was a brand new countertop before they moved in and I don't want to settle for just a repair if it could possibly lead to compromising the countertop down the road.

I just turned down an 8 plex, which was frustrating, but the numbers didn't support it...enough about me already.Before thinking about down payments and ownership percentages, I would consider what role each of you will play with regard to management, repairs, etc.

Any brands from Lowes or Home Depot that you have had good experience with?

It's a pure arbitrage play.

My best friend bought and lives in one - lives for free using a nearly no down loan HUD184 - and makes a couple hundred in cash flow while living in a brand new detached home with garage... if anyone thinks that isn't a sweet opportunity... they're not on the road system in Alaska at least...

Absorption rate is typically used to describe the rate at which brand new apartment units are leased up.

Either way, you have two options at play and it sounds like some good equity so congrats!
