You have already been studying your state regulations, this puts you miles ahead of most new investors since they usually never bother.

Ontario is extremely tenant friendly, the LTB has a unwritten policy of not granting evictions, so you must study/memorise the RTA and  fully understand how it is regulated.

Educated- study something that will get you a high paying job2.

The other thing you might find beneficial is spending time on Zillow and study what's for rent.

If you do buy it, study every detail- they are likely smearing some details somewhere else too. 

I have been studying about real state investing and have been going to real estate meeting in the LR area since the beginning of this year.

It get's easier from here.I would not encourage you to go back to college, unless this is something you crave and you feel like studying would make you happy.
