I think its also safe to say there may be a correllation between a higher DSCR and higher cash flow.

So I decided to make it easy and play it safe on my end and serve this tenant with a 60 day notice to vacate the unit/property.

My $599,000 listing price isn't outrageous for the area just want it to sell quickly.I always like to lean on the safe side when doing my comps.

Why not just re-fi out and keep safely leveraging as much as possible and you would still be cash flowing (if purchased/managed correctly).

New opportunities: 1. buy land without concern for the road access. 2. buy city lots for pennies and place (city approved) prefabs - no need for demolition ever (might replace) - apartments or airbnbs or combination safely build; accessible via roof The above could be an inspiration for a new RE guru and a course.

Have a contractor walk the property with you and give you a bid.Always better to get an exact scope of work and be safe rather than sorry!
