I found the site a few weeks ago and now trying to take action on my first property.  

Andrea there are a few ways of looking at this... some will tell you the other is a glorified lead source that you are paying 50% profits to.. i view it more as if you dont have other deals going on that make you more then the 50% you are going to make working leads provided then you are in a great spot. if you have a job working for someone else you already trade your time for money... so why not do it when it is something more lucrative.      

I will continue to take action steps to move forward and grow.

You might try using the phrase "interference with the sale of real property" to inspire some quick action.

If the only thing that is held in the SDIRA, then the split will infact cause 2 IRA's have ownership the LLC, unless mutually agreed upon action is taken by both parties.Recommend that you work with a qualified knowledgeable professional in coordination with the divorce attorney's to make this happen in accordance with the requirements of the QDRO.

I have done a lot of reading and podcast listening about real estate, but I want to start learning by actually taking action.  

I closed one today.. in Charleston but that is rare for me.. too much throwing stuff up on the wall and see what sticks from those folks. granted they can bring some deals.. but anyone contacting me wanting to put me on their buyer list I really don't respond to.What ever happening to apprenticing in the industry to build up capital and experience I guess the internet has given this illusion.now granted in some markets were you can trade houses like your trading cars it can be done.but in the higher priced markets pretty darn tough without some expeirnce and some jingle in your designer jeans.

The only advice I could give you have already done which is to release any fears about taking that first step and take action!
