Partnering opportunity...to take it or not

An investor from another state reached out to me and asked if I am interested working with him to close deals in my area.  He says it will be a 50/50 partnership; he finds the deals and I'm the boots on the ground closing them.  I have a few questions for the BP community though.

1. As a new investor, is this something I should try?

2. What due diligence do I need?

3. Am I missing something here?  It sounds like a good opportunity but I want to be smart about it.
