Why not just have them set up a bank account in their name and you can just run the debit card associated with the account on the first of each month for the monthly rent. 

My community has a large retiree population, and from prior experience with a business that I owned, I know that they enjoy the power associated with their positions.

We have a fading apartment association in our city, but so many of the new properties are owned by large corporations who build and manage their own properties. 

We listen to tenants but try to not take sides or play referee.To get a good starting version of a lease/agreement that meets the tenant landlord or your state, I'd join a local property owners association.  

A purchase & sale agreement I usually make an offer on is just a contract approved for that purpose by the Georgia Association of realtors.

Bought a white-picked-fence forever house while in involved with a biz startup, had a regular job and nice schedule, but soon needed more excitement.Now manage a lakeside tiny house development, involved with property management, association management, real estate sales, social marketing and basically my little LLC owns me> Argh!
