We are at a place where probability indicates interest rates only have one direction to go {thought the BoC surprised us twice last year with to 0.15% drops in the overnight rate}.

The other option I've been given was FHA with 3.5% down but the PMI (which will never drop off) can be pretty high

That makes a lot of sense put into that perspective, it doesn't leave the original owner out in the cold and absolutely screwed if the buyer decides to drop the ball.
