I had an upstairs shower surround leak into the wall of the kitchen below - lots of mold behind the sheetrock on the lath and plaster below.

While it's a pain, you can trim studs for the difference in thickness, hammer a chesel and a little skill.Have you considered covering it with a shower surround,flat stock and cut it out for the window ?.....

That then leads to asking if a new building were built on your parcel, surrounded by older properties, what rents could be generated?

Get what comps you can from the county assessor’s office then drive through the neighbor and surrounding neighborhoods.
