1-Story Single family home in a very desirable location in South Florida has 3 bedrooms, 2 full baths, central heat & A/C, family room, dishwasher, refrigerator, gas stove/oven, tile floors, 2 closets including a walk-in closet in master bedroom, screen in patio/spacious yard, 2100 sf living area on a 7100sf lot, and was built in late 1960s.
ARV: $182k-$219 (from zillow,eppraisal & total view)
County appraise Market Value: $138k
Est. cost of repair: $8k-$12k
We were thinking of offering $108k max $124k
Good condition need little work done inside. Exterior need some TLC. Patio screen needs to be replaced and ground needs pressure cleaning. Bathrooms needs cleaning and kitchen could use a little update (may need to be converted from gas to electric). A/C works fine and was left on to prevent any molds. $8-$12k est. cost of repair.

Jay Charles, one more quick thought. I agree with the other comments. Zillow values are as worthless as it gets.
Zillow is only good for a "quick and dirty" to determine what other people who don’t know the difference are using for values.
Josh Rogan and the others are right; any realtor can get you MLS comps. Just don't let them be your listing agent. It takes the minutes, literally minutes, for them to look them up and email to you.
Buy them a burger in return to visit about the market place or tell them you’ll referrer them to your next customers but if you make that commitment, you must honor it, regardless, or your integrity is blown.
Ask for no more than six (+or-)comps or you’ll get flooded and overwhelmed.
You want previous sales the past six (+ or -) months and current listings.
Drive by them all when you do your research described above.
Again, you ‘ll learn a lot about your current transaction and a good chance you find another.
