If she finds a duplex, lives in one side and rents the other side, wouldn't it be in her best interest to purchase it as an LLC?  

You can search for a customer by only portions of their address, a portion of their first or last name, their phone number, a series of dates, their city and the list of potential filters is huge.

I am looking into seller financing on bigger deals (quads, etc) to avoid the head ache of working with a bank through an LLC, the debt-free days may be numbered.

My LLC is also registered in Nevada which is not the state where I invest, so this comes up as an issue as well.

Hi all,I'm getting started in property flipping and while doing some research I found that the property is owned by an LLC.

I have spoken to a rep at this company: https://ndtco.com/    and he assured me that I would be able to buy a property once I completed the rollover of funds so long as I created an LLC and paid my annual fee of $335. 

Right now I am drawing up plans for the investment to include expenses, property managers, real estate lawyers, getting an LLC, building inspectors, sample numbers/projects, vacancy rates, maintenance costs etc...

I feel like they all have solid advantages and disadvantages, but I’ve been leaning towards a Corp and don’t know if I should just register a C Corp/change my current LLC or just register my LLC as an S Corp.
