Lots of cash, not a lot of income

Hi all, I am a young investor who has found myself in an odd situation. I recently came into a windfall and have a good amount of capital to distribute (over 200k). While this is a great position to be in, I don't think my DTI will be low enough to get more loans in my name with the other properties I have. As a result, I've been looking towards commercial lenders and have run into a lot of issues. I invest out of state and most portfolio lenders want me to be local. My LLC is also registered in Nevada which is not the state where I invest, so this comes up as an issue as well. I am pretty lost and not sure what direction to go in to continue purchasing properties. The only other route I could think of is buying in cash and re-financing later (though this would require me to find a lender that would do so). Any ideas on what options or strategies I may have would be greatly appreciated!

You need a lender that doesn't factor your DTI/ DSCR into the lending equation. There are also lenders that don't consider how many properties you have, whether the property is vacant/ occupied at purchase and will lend up to 75% (as a seasoned investor). You can purchase a property individually or in LLC in 46 states across the country. Let me known if you have additional questions
