I am located close to Tulsa and just getting started and need to find a good multi family real estate lawyer anyone have any recommendations? 

As Dave ramsey recommends of not taking on a house mortgage thats more than 25% of your monthly take home pay.

Going to be listing a new property soon by Lake Winnisquam in NH and Im looking for some recommendations /referrals for photographers & cleaners that specialize in ABnb / vacation rental property listings.Ideally they would have a lot of experience with short term rentals for both since they are much different than residential house cleanings and regular real estate photography for MLS listing.Anything helps!

The agent recommended I talk with my current agency and get the renewal adjusted to reflect the property was occupied.I took the advice and reach out to Goosehead (my current agency).

If someone can recommend a property manager in this area that is reputable and reasonable, I would greatly appreciate it.

If you don't have a lot of experience cold calling or managing a team, I would recommend using one of the companies that already have a training program, they will hire and manage the VA's for you for a small per hour fee, well worth it.
