I personally enjoy fix and flip and rentals (if I have to choose...)I have studied and watched real estate since I was 14 years old.

Your in a great place to start, I would just study and learn all you can and don't take on any consumer debt if you can. 

i'm taking MD realtor state portion exam only since i'm converting my PA license to MD.is there a MD state portion study material that I can download or buy somewhere?

I've been lurking the forums studying as much as I could since January 2019.

I have attended lifestyles unlimited a few times they do case studies on local deals.  

When a property and initial underwriting seems to pencil, the next step is a feasibility study, which is basically a storage specific market analysis that will rate your chances of success given demographics, competition, population growth, etc.  

I’m just 2 steps ahead in this journey but I’ve studied the life out of it. 

We both have our real estate license and both been studying on what makes a “great property management”.
