What makes a GREAT property manager?

Hello my name is Justin Reyes and I live in Milwaukee Wisconsin. My partner and I are looking to start a property management business very soon. We both have our real estate license and both been studying on what makes a “great property management”. I know there is a lot more still to learn. I would like to know if anyone has any advice they would like to share. All advice would be greatly appreciated.

I'll name a few. Systems in place to take on new clients, lease units, etc. Expert knowledge on what a unit will rent for to maximize returns. Identifying what components make up a good potential tenant during screening. Open communication with owners and tenants. Affordable vendors/handyman that are ethical and licensed/insured to provide quality work. I like to see a handyman on staff for all the little things to save money and they usually make a few dollars off having this luxury in house. Taking Initiative to get things done and not be reactionary.
