I watched an episode where Brandon made such a scenario work... earn the seller's trust that they'd not be wasting their time and yet keep yourself protected by submitting provocative offer 'subject to inspection'.

And some real estate contracts don’t even have attorney protections within them.

Why wouldn't you get your own agent when it costs you nothing and protects your best interests?

This protects against a situation where someone tries to take the money for other purposes.

This is why the mortgage contract needs to be reviewed by an attorney to protect the seller and you.https://apps.irs.gov/app/pickl...Personally if I was doing the deal, I would just pay cash for a $30K purchase to eliminate having to deal with a mortgage contract, the seller and a lien on the property.
