What are you protecting your property from?

Federal Laws Prohibit Discrimination of 7 Protected Classes, Massachusetts has added 8 more:-02.Always know more of the Rules/Laws/Regulations than ANY Tenant.

I’m wondering how I can protect myself if they somehow rack up the bills/ abuse the policy. 

I wanted to see if anyone is familiar with or can recommend paid mentorship programs or coaches for small multifamily unit investing (2-4 units).In my research, I’ve found that most mentorship programs or resources I come across are geared toward large syndication apartment building purchases or other types of investments, such as short-term rentals, medium-term rentals, single-family homes, Section 8, or fix-and-flip projects.

Definitely geared towards ppl that are intermediate in Real Estate.

As for the property structure, using an LLC offers liability protection, while a land trust provides privacy.

I'm especially interested in hearing about how you've made a PMS geared more toward STRs work with MTR billing and leasing.I do remote operations support for an MTR/LTR company in Denver and am assisting with our tech stack build out.

I believe this is more geared for the tenant but it shows where properties have "experience" with S8 tenants.
