Due Diligence Period: Through 12/31/2021. 

I have inspection periods built into my offers where I walk through my properties after my offer is accepted. 

Has anyone else seen rents go up this much in such a short time period?

Even though you do not screen the tenants during your due diligence period when you look at the rent roll that should tell you who has and who is not current with their rent. 

While I am not the most experienced investor, I have learned a lot in a very short period of time. 

You may have overnight guests for no more than seven (7) consecutive nights or fourteen (14) nights within a twelve (12) month period, and no more than two overnight guests at a time unless we provide specific approval.

Period.

During the due diligence period the appraiser found out that there was 600 sqrft of space not shown on the tax records.

This is particularly unfortunate because I was looking into refinancing 2 of my rental properties, which I was then told by the mortgage broker that because of my huge credit loss that I was likely looking at paying an extra .5% in interest on each loan.My 3-month period is now over and technically my forbearance ends on August 1st.

But his company has now grown to about 6 vans and his team shows up periodically as early as 5:45am.
