Like @Bryce Wong mentioned - how much to charge for your security deposit, and whether to charge last month's rent up front is usually dictated by local custom, so you need to know what policy other landlords in your area are going with.I recommend looking at other rental listings on Zillow, Trulia, Hotpads, etc in your neighborhood - usually those terms will be included by the more professional property managers/landlords.Another consideration is the total cost.

I usually replace vanities but in the case of this house, the vanity in the master bathroom was a custom fit Formica vanity.

Several of the agents at my brokerage have ABA's with Chicago Title & Ohio Real Title, no major complaints for those two companies However I think City Title & Cleveland Home Title have better customer service.

@Eric DeVito I am partial to Columbus, Ohio because of the great things going on here right now, combined with property still remaining relatively affordable...I personally would't focus on the most popular areas for investing...due to the piranhas that inevitability show up to hot markets and drive up prices. 

In APCP which has close to 4,000  homes and 14,000 residentsl last year had 241 home sales, 219 under $90,000 and 22 houses sold for over $90,000; this did not include 18 custom built homes that were sold in the $200,000. range. 

Help them understand the benefits of selling the property to you, and how you are helping them from having the blemish of foreclosure.A lot of people just provide canned customer service.
