If you haven't started listening to the Bigger Pockets podcast, that is a good place to start.

There are tons of low-cost or free education options out there -- go dive in for a couple of weeks, get a 'degree' from YouTube University in Wholesaling - listen to different people explain the same concepts in different ways, and when you feel like you're good enough to explain it to others, find more concepts that you have learned, and repeat the process.  

I am so intrigued by real estate and have been reading books, listening to podcasts, attending webinars, and would attend local meet-ups (before COVID).

I listened to Thatch Nguyen on the BP podcast and liked that he added doors to his hold portfolio through building.

It's a tough business to survive, owning a gym, unlike private training, which is much easier to do well in.I would recommend: reading topics on the forum that interest you (and don't be afraid to ask questions), read Rich Dad Poor Dad, and listen to the Bigger Pockets podcasts.

I am listening to podcasts and watching mentors on youtube.

Currently Reading the How to Invest in Real Estate Book, and listening to a lot of real estate podcast and taking a lot of notes.
