What to Invest in, Newbie

Currently Reading the How to Invest in Real Estate Book, and listening to a lot of real estate podcast and taking a lot of notes. My husband and I are currently living in a rental, and are really wanting to start investing in Real Estate for that extra cash-flow income, but were also wanting to find our own place. My question, is it smart to invest in a rental property even though we are also currently renting?

The house hack is a great option to start with not just to build some cash flow or at least reduce your monthly cost for living expenses. This will also give you the experience of home ownership, property management, and budgeting accordingly for maintenance cost, vacancies, and Cap Ex.
