That way small tenant goes out I still win releasing at much higher rents and even with releasing costs the new value equity upside more than covers the difference.Sadly a lot of commercial listing NNN firms sell whatever junk they can to buyer on behalf of the sellers that they can't sell to people like me that know it's a lemon.

After the short-lived oil boom that ended 2 years ago there have been an unbelievable amount of foreclosures, which means an unbelievable rental increase in the area.

You could buy used and potentially mistreated vehicles and have them painted and tuned up before putting them into service in the hopes that there won't be expensive repairs lurking beneath the surface (PS - there will eventually be a lemon which could potentially ruin your whole business).
