Kitchen, bathroom and cosmetic upgrades.

I purchased the property at as a 2/1 and converted it to a 2/2 as well as opened up the kitchen to the living room.

New kitchen, bathroom, added an owner's suite to the home, new plumbing and electrical, the HVAC worked but I had to replace the coil and duct, refinished floors.

A brand new build with Class B tenants in a Class A neighborhood is going to have very different repair and CapEx expenses than a Class B property built in 1940 with Class C tenants, but where you just installed a new roof, windows and mechanicals.

Do you offer the tenant a window of something like 1 to 3 months to stay on a month-to-month situation before requiring that they commit to a longer commitment and annual lease?

In addition, do you all buy all kitchen appliances for your fixer upper to sell? 

My tenant texted me to let me know that he is experiencing kitchen sink being clogged.I’m not familiar with the pluming work but I would like to give a try.

If anyone knows a good, reputable contractor for cosmetic rehabs.with good expirance that know how to an estimate repair cost quick, for Full kitchen, bathroom, flooring, Paint, Hvac. 

Bathrooms and the kitchen are the two places that if you upgrade correctly this will do nothing but up the value and create a more desirable place for potential buyers or renters.

So far they've shattered an 8 ft picture window (it's currently boarded up). 2 storm windows, and another bedroom window.
