They they need to consider not only the costs of repairs but the costs of not selling today.Now you come with your price and justify it from your point of view, they know you are in the business and need to make a profit, but making a fair offer and achieving their goals will go along way to having your offer accepted.Use the figures that it would cost them to have work done, not your costs, show your profit of 5k and describe the holding costs again, the time you will be working on it and a fair wage to get them moving on.
