Getting started with partnership to invest in long term rentals

Hi, posting here to introduce myself and gather any feedback from the community. My wife and I are partnering with a friend to invest in long term rentals in Texas - El Paso and Corpus Christi have caught our eye as attractive markets.

Our priorities are to find a realtor that can help us in one of these markets and an attorney to assist us with incorporating. Other thoughts are to find a property manager we can trust (figuring our realtor can make recommendations here) and establishing an account at a credit union in market.

Any feedback on what we might be missing, or people who come recommended? With the partnership we intend to purchase several doors within the year, but we're new to this and have limited mentors. Appreciate any and all guidance or heads ups on what we should focus on!
