The point was that with the HOA, I have a risk of losing my house and currently my HOA doesn't seem to add any value by enforcing the nuisance rules, though I've heard horror stories about old ladies losing their paid off homes because of the wrong type of flowers being planted, etc.The HOA doesn't seem to add much value because they don't currently enforce rules but at any year that could change if enough people complain and it could swing the other way.

(The balance will be in Jamaica but that is another story and strategy)There is a lot of discussion on BP about investing for cashflow versus appreciation.

Not all of their families will be a success story!

Those are great books that help inspire initial motivation.

I say "hopefully" because I've found that everyone with sketchy credit has a sob story that somehow differentiates them from every other person with sketchy credit.Here in Texas there have been some legal opinions written that state a rejected tenant could demand his/her application fee back if you don't list the screening criteria on the application, giving them a chance to see it before they actually pay the application fee.Just make sure your screening criteria doesn't touch on anything that could be considered discriminatory.

I have read numerous things and am looking for Virginia Law as they seem to be different everywhere.Any input or stories would be helpful.  

She'll make you the villain every time she tells her story, which will be often.Your reputation and business will suffer more than hers

Something like maybe a website or maybe have actual meetings where we could compare notes, share stories and blackball deadbeat tenants like the apartment landlords do.

I'm  really interested to know how long have your been real estate Investor and what inspired you to get started even though starting from my perspective can seem quite scary and intimidating not that I am going to let that stop me but you get my point  :D  I already feel so excited and passionate to learn as much as possible as well as connecting and keep in contact with like minded investor I am very happy that there is a site like this out there.
