Go to every open house on the weekend that you can find and talk to the agent and ask if the seller is willing to sell using owner financing. 99.99999% of the time they will say "No" but it builds your confidence until you can get to the point of asking that of FSBOs on the phone.

I am currently saving up 20% for a conventional loan (as it may not be possible to owner occupy) and my biggest concerns at this point (along with all the other newbie concerns) is that one of my recognizable weakness is home improvement.
