The heating system was at least 30 years old or more and finally needed work.I would included as few appliances as necessary-- I wouldn't include a washer, dryer, dishwasher, or anything I didn't have to.

If you have enough capacity and if the utilities are paid by the tenant, then the added operating cost of an electric heater really isn't your problem, and a tenant is unlikely to say they don't want to rent because it has electric vs. gas water heat.

my stardegy so far was use Trilua heat maps to find zip codes that fit my idea of price, then i go to the tax assessor of the county and filter through the zip codes fitting my price.

I lived in surprise for a year, loved most parts of it (not the golf carts on the road the closer you get to sun city... or bell Rd trying to get out of surprise... or the heat... ).
