I think the problem with using a conventional loan first is that I wouldn't be able to use my VA loan until the year is up, which isn't a deal breaker for me but grabbing two houses in the next year would be ideal.

I am wondering how you guys and girls go about protecting yourself in this situation to make sure you don't wind up buying a house with a ton of liens?
