I enjoyed the forms and love the knowledge and education that everybody brings.

It look's to me like this would not be a good deal for me as I am seeking cash flow.

I’ve never seen the step by step process first hand (obviously) and I know just doing it is the best way to learn but I don’t have the knowledge to get myself out of a sticky situation if things didn’t go right for me.

And, in case if I want to finance the machines and other equipment, what are the best options available for me? 

I think I am leaning towards an interest in Certified General Appraisal but I will probably have to look into Certified Residential Appraising if I can't find someone to work with in the first few months.I have discovered my interest in Real Estate investing (thus my membership on BP) and this led me to get into the business of Real Estate in the form of Appraising.

I cant decide if I want to hire a property management team to rent it out for me or if I want to hire a real estate agent to sell it on a rent to own basis $1000 down $250 per month over 5 years.Is it smart to have BOTH options on the table at the same time and whatever happens first go that route?

They don't want to answer your questions, you can gain minor intel but the important stuff will be in the tenant estoppel form.
