having lived most of my life in the North Bay of CA we have seen devastating fires that burnt down thousands of homes.. these hills burn about every 30 to 50 years.. its the folks moving into what was rural areas that creates these issues.. but then think the Oakland fire 30 years ago 4500 homes burnt down there .. now you would never even really know it if you did not know what existed prior.

In the old days we would call long-term employment or a fat savings account a “compensating factor“.

Although there is still some significant fat left in the deal, and we underwrote for a 1 year timeline, there have been many hiccups along the way.

Meaning even if the bedrooms didn’t burn, you still have to take out the drywall seal the studs, joist, rafters, and subfloor for smoke smell.  You will need all new insulation, most likely a rewire, and new HVAC system.  Not to mention any structural damage where there was a physical fire.

sounds like that Is worse than a boarded up or burned out house as a neighbor .

They may think as long as they don't burn the house down they're taking care of it. 

I offered to run the whole job from beginning to end and they just had to sit back and collect a fat check for 50% of the profit. 

It should also be noted that window heat/air units may not fit into the electrical demands of some homes and this must be checked in advance.For those who are into trivia, there are some mobile home models that are heated with a wood-burning fireplace, and others that are heated with fuel oil, but these are relatively rare and --potentially -- dangerous from both safety and environmental reasons.
