I say "sort of" because all though I am new ( Within this concluding year i've been studying, cold calling, and i've almost closed on a few deals ), I have yet to close on that first deal though.

Cold call buyers if you call 2000 buyers a month for 3 months you will be busier then you can handle I bet.

Seems like the short term rental is the way to go if I want to move forward on the property but am hesitating as we are going into winter and most of these local attractions go dormant quite a bit due to NE cold winter months.Would love any advice on if using this property as a short term rental in my area could be successful despite a good 4 super cold months where people dont frequent these attractions as much?

@Sid SriramYou can utilize the FHA loan 3.5% down for a duplex, but a triplex or fourplex will have to pass what is called the "self sufficiency test." which means that 75% of market rental income needs to cover your loan payments (which include payment, interest, taxes, insurance and mortgage insurance) so it is extremely difficult to find 3-4 unit deals that pass the self sufficiency test in San Diego County so a duplex (or duplex with an ADU or SFR with ADU) will be your main options.
