Appreciate the response @Larry.In this case I'm pretty comfortable with the comps, $240,000 is actually the low for the area/size with an average in the $270,000 over the last 6 months.

I agree to avoid electric equipment no matter the size lot though.

What does a lot this size go for in this area?

I know this is a comp in size and number of beds and baths only, not year/make/model. 

We have 3 good sized (legit) offices in the home (my wife claims 2 of them) & my wife has another 30 mins away (my daughter commandeered mine at this location).

Houses around the area sell for around $140,000, but the other houses in the area don't have a garage attached to the property, a fenced in front and back yard, a master bedroom big enough to fit a king size bed with three dressers and a bathroom!

If your area is desirable (trendy, or maybe a new employer brought more jobs to the area, close to a college, etc...)? 

It was a huge home with a full sized 1 bed unit in the rear.

Now I am starting back calling many banks to find the best conditions.Please note that you should look at either mid size or small size banks...
