It comes down to disclosure and intent. 

For assets like real estate or equipment you can get a 25 year term which will help with cash flow.PM me if you want a couple of lenders to talk with - and full disclosure, I have no personal or business relationship with any lender.

In most states, estates are exempt from disclosure laws altogether, because the person selling it has limited knowledge from not having lived in the property.Caveat emptor.

According to a Google search, Massachusetts only mandates disclosure of lead paint and septic.

I'm a broker for hard money (full disclosure).Take the seller financing and if the renovations are truly minor, just use your own cash or a personal loan or even a credit card to complete. 

At the very least, they may require documentation (closing disclosure, sales contract, etc) to verify the transaction.
