Its really hard to get leverage as a IC or small business.

Solicit other investors looking for a solid return, self-directed IRA investors, or basically anyone that currently invests in real estate. 

But the same person with the same income, same credit score has one mortgage for $1,000,000 and FNMA welcomes them with open arms.

For those of you who have done direct mail marketing to multifamily owners (5-35 units) how many properties is a good number of properties to have on your list before mailing? 

Try to find a small independent “guy” that can vacuum out the old Freon and replace just the outside unit and install the new Freon.
