@Stefanie Willie-Bonglo Welcome.I found that the key to success in "out of state" is to have enough going on there, to justify regular trips and coordinate with other investors working that area, so you can watch out for each other.But, I'm a little more hands-on than most.

It may not be worth it to deal with if the $$ are low.That said, I was involved in one small claims case for about $2k - other than multiple trips to the court to file paperwork, it was pretty straight forward.
