This will give you an idea of what upcoming expenses you will have, either right after purchase or after a tenant moves out.Talk to the tenants if they are present and ask them if they have any current issues that need to be addressed ("I've had a roof leak in my bedroom that hasn't been addressed" or "Only 2 of the burners on my stove work" or "My AC quit working last summer" or whatever).

I don't believe anyone only rents out during the school year term as most students will stick around during the summers due to jobs or extra classes, some will sublet (if allowed) if do are leaving for the summer.
