You need to have a better feel as to how much depreciation you can pull in upfront to determine your deduction amount, and if you have sufficient rental income to offset (otherwise the deduction is just carried over year to year).

Income = $35,000) which carry over (suspended passive loss)Now as i understand, at the time of selling, this is the situation -Depreciation claimed over decade = $150,000adjusted cost basis of the house = $500,000 - depreciation = $350,000Suspended passive losses = $100,000Profit from sale of house as per IRS = Selling price - adjusted cost basis of house = $550,000 - $350,000 = $200,000Now IRS wants depreciation recapture taxes on $150,000.

Here are some updates on the renovation:I renoved most of the kitchen cabinets, a lot of the carpet in the rooms, Removed the old wall boards in bedroom #2 scraped a lot of the old ceiling in the dining room, and generally made a lot of mess :) Here are some pics starting with my one of a kind Audi truck seen here carrying 6 doors and 40 cases of LVP flooring :)
