This property is close enough to Enloe hospital that if well renovated may attract some employees.

I mostly want to attract travelers interested in finding a comfy bed and good atmosphere, that don't mind sharing a bathroom, entrance if possible, but don't want to pay extra to rent out an entire place. 

Cash flow might look attractive in the midwest, but what's good on paper may not always pan out in reality.

If you have built 10,000 followers organically then you are on track to think it will help, BUT it is not attractive to sellers to be featured on Instagram until you can show them that those 30,000 eyes are asking questions about the property and it is creating showings.

I'll need an equity partner because the deal is not as attractive if I have to leverage half of the down payment/closing costs.  

That way your rent doesn't go up per se making your units less attractive on the market but you still won't have to eat the cost.

Satellite campuses like Clear Lake and UH- Downtown tend to attract commuter students who either live at home or have other living arrangements.Now if you were talking about possible student housing around the main UH campus, I think there's some opportunity there.
